Leak out the back, all obvious items covered

My mag had a bad leak out the back and 1st shot hot. New regulator seat eliminated 1st shot hot and almost eliminated the leak. It doesnt leak nowhere near as bas as it did but still enough to aggravate!!! Gun has been well cleaned and oiled (especially regulator seat area) . I adjusted the regulator nut but when the leak finally stops, the gun will not operate! Do I need a new piston, valve, or maybe even a spring pack??? What am I overlooking???

Start with a new reg piston oring

    then try a new piston
then try a Reg Valve Pin Assembly

r u using Co2 or HPA? R U sure your velocity is good? what type of mag is it? See if the O'ring under the powertube spacer could use some changing(or any other O'rings you may not of checked)

Also, have you owned the mag for a while or did you just buy it? Is the leak only coming out the back?
