    How to decide which housemates get which rooms?

    I'm looking for some advice (based on experience, please). I'm living in a house this year with 4 friends that I've known for the last 3 years of college. This is the first time any of us has dealt with living in a house off-campus and we're having problems with the room situation, ie, who gets what room. Here's the facts:

    It's a 3 story house with kitchen, dining, and living room on 1st, three bedrooms and bathroom on 2nd, and two 'bedrooms' on 3rd floor, which has slanted walls since it's basically an attic (but there is an attic). The first 'bedroom' on the third floor is at the top of the stairs (no door except at bottom of stairs) and you have to walk through that 'bedroom' to get to the second one, which is tiny and has a paper-thin door.

    That is where the problems arise. While me and 2 of my other roommates were studying abroad this past semester, we entrusted the other 2 to find a house. This house was discussed before we left since our friend lives in a single apartment in the basement and was in contact with the landlord. When the previous inhabitants moved out, we started renting it in June. Naturally, the 2 housemates that didn't study abroad and organized the house agreement took 2 of the bedrooms on the 2nd floor. Then, when my housemate came home from England, he took the third bedroom on the 2nd floor. Then, when my friend came home Scotland, he took the tiny bedroom on the 3rd floor. Leaving me, who came home last, with the walk-through bedroom on the 3rd floor.

    I had no idea what any of the bedrooms looked like until after I came home and saw them. I just assumed that all 5 were classic bedrooms like in a hallway with doors, and that it wouldn't matter what room I got. Needless to say, I wasn't very happy with the living arrangement and how it came to be. I made it clear when we were talking about houses that privacy was one of my main priorities--and the current room situation doesn't live up to my standards. Problem is, everybody else has moved into their respective rooms but me.

    We're having a house meeting in a week to talk about the situation and I want to be prepared since none of us have dealt with anything like this before. We should have figured this out at the start but, oh well, better late than never.

    QUESTIONS:
    -How should we re-arrange the rooms? Draw straws? Numbers?
    -Should the 2 guys that arranged the house get 1st choice, even though they didn't do much at all to arrange it?
    -Should the people who live on the 3rd floor pay less rent because the rooms aren't as quality of spacious as the 2nd floor bedrooms? (I've heard of arrangements like this before but don't know how they've worked out)

    If you've made it this far through my post, thanks, and thanks in advance for any advice. I just don't have anybody to talk to that has been through a situation like this before.

    I wouldn't look at it as paying less rent, but those with the most desirable situations should pay more rent. Paying a premium for room space, privacy, etc. Perhaps set the rates for each of the rooms and then let people not willing to pay the extra rent choose a lower rent room and then draw straws or something for the more desirable rooms, if there are fewer rooms than people.

    Of course, this could be avoided if you had looked at the house before signing the lease, but it seems as though that would have been difficult.

      I would start by talking to everyone about if the different sizes of rooms should rent at different $ values....bigger rooms=more......simple way find out sq footage of each room and divide it up by percentage.....even bigger difference if for bathrooms and such. Thats the only fair way I see of doing it.

      After the rent for each room is decided, ask if anyone has preferences.....someone might prefer to save the money, and therefore go for the cheapest room. If no one perfers the smaller room, and everyone wants the same one, have a paper rock scissors tournament...or some other random choice.

      Make sure to write up a paper stating roomates names, rooms, and rent......and have everyone sign and date it.


      If it was me, I'd figure out what exactly will happen when people start to move out at the same time, or the next week or something. It will avoid a lot of trouble, because eventually people have to move...and everyone doesnt always move out at the same time.

            I kind of agree with skife on this. I wouldnt upset what has already been done. But how walk thru are we talking?

            If you can put up a screen or room divider... maybe look into that.
            but if its all out... stairs, thru the middle of the room, to the other door opposite the stairs... thats not cool.

            sounds like third floor def got the shaft.

            I have much less room than my other 2 room mates, but I can totally shut my side off.

            See if you can find something to make it fair. more closet space, a shelf in the fridge. first dibbs on showers, control of the TV remote... or something that might be worth it to ya.

            Other than that... I dont see why privacy shouldnt fetch a premium price. If the rooms are not equal, I dont see why you should pay the same. Makes sense. ya dont pay the same for a marriot suite as ya do a motel 6. Maybe then some may decide to change.

              I don't know... I kinda like the idea of more $ for bigger room... but this seriously wasn't brought up by anyone before the deal was done>>>>????? Pretty good friends to pick a house where you would get stuffed in a closet by design. You were somewhere in the UK yes? Not a remote part of Ethiopia without a phone or internet. You got a bit shafted but I am not sure quite what you can do. If your roomate's are cool with the money/room deal then you're outta' luck. I find that these sorts of situations generally end up with harsh feelings amongst all. Best of luck!

                Thanks for the ideas, I think teufel and Hilltop have the right idea with first deciding which rooms will cost more, then seeing who is willing to pay the premiums, and then divvying up the rooms random choice style if everybody is willing to pay the premiums. It just makes me mad that they stuck me in the worst room without telling me the details (or pictures, etc) and then expected me to be happy with it. I know if I were in their position I would have explained to the other housemates the 3rd floor bedroom situation before leases were signed. I'm a little more honest and straight forward than most people though.

                  normally I would agree with you, but it sounds like there is a major difference in the rooms, I know I would at least expect to pay less if I got screwed with the little room...and if I'm the only one who cant lock a door, Id expect to be paying a very significant amount less.

                      Money. Simplest solution, auction-style bidding for the rooms. Any money over and above the monthly rent goes into a communal pool.

                      For, uh, study snacks and tutors. Or something.
                      God....I guess I was probably returning videotapes.

                            I had some friends who were in a situation like this once. They actually came up with a kind of complicated bidding system. I can't really remember how it worked. I'll try to think of what they did. I'm sure it's way off though. Basically, everyone put in a bid for each room, with how much they were willing to pay. The total amount they bid had to equal the total rent for the house. The person that bid the highest for a room got that room. The price that person paid was the average of what everyone bid for the room.

                            I think it was something like that.

                            I think you guys who studied abroad should make one of the two people who found the place stay in the walk through room. They definitely should have told you about it. That hardly counts as a bedroom. Maybe if your under the age of 3. They should have recognized that nobody would want to live in that room.

                            Maybe you could just turn the living room into your bedroom.
